CDL and Far East Organization Launch Lumina Grand EC and Hillhaven Condo to Kick Off 2024’s New Housing Projects
City Developments Ltd (CDL) and Far East Organization have initiated the year’s series of new housing launches with the introduction of Lumina Grand executive condominium (EC) and Hillhaven condo projects.
Lumina Grand EC by CDL:
- Located at the junction of Bukit Batok West Avenue 5 and Bukit Batok Road, Lumina Grand EC comprises 512 units spread across 10 residential blocks of 12 to 13 storeys.
- Unit sizes range from 936 sq ft for a three-bedroom to 1,711 sq ft for a five-bedroom unit. Prices start at around S$1.34 million, translating to approximately S$1,429 per square foot (psf) for three-bedroom units.
- CDL’s CEO, Sherman Kwek, emphasized the strategic locale of Lumina Grand, offering exceptional convenience and connectivity to various amenities. The project is close to Tengah Town and near the new Anglo-Chinese School (Primary), set to be relocated in 2030.
- CDL won the government land sale site in September 2022 with a bid of S$336 million or S$626 psf per plot ratio (ppr).
- Another CDL project, Copen Grand, located near Lumina Grand, was launched in October 2022 and fully sold within a month.
Hillhaven Condo by Far East Organization and Sekisui House:
- Hillhaven, a 99-year leasehold condo in the Hillview area, will feature 341 units in two blocks. The project is a joint venture between Far East Organization and Sekisui House.
- Prices for Hillhaven start from S$1,907 psf, with a variety of unit sizes. A two-bedroom unit begins at S$1.37 million (S$2,020 psf), three-bedroom units start from S$1.835 million (S$1,938 psf), and four-bedroom units start from S$2.44 million (S$1,938 psf).
- The joint venture secured the site for Hillhaven with a winning bid of S$320.78 million in 2022, equating to nearly S$1,024 psf ppr.
- Hillhaven is noted as possibly the last new private residential plot in the Hillview Avenue area near the MRT station.
- Sales bookings for Hillhaven are set to begin on January 20, and the project is expected to receive its temporary occupation permit in the third quarter of 2027.
These launches mark the beginning of an anticipated year in which at least 20 new residential projects are expected to enter the market, including additional executive condominiums. Sales booking for Lumina Grand will commence on January 27.
