Singapore-listed property group City Developments Limited (CDL) was awarded the Jalan Tembusu GLS site with a highest bid of S$ 768m, or $1,302 per square foot per plot ratio (PSF PPR).
Eight bidders submitted bids for the leasehold residential site in Jalan Tembusu, off Tanjong Katong Road. The Jalan Tembusu GLS site has a plot ratio of 2.8 and land size of 210,619sqft with 638 units, making it a medium-sized project in District 15.
Tembusu Grand a brand new private condominium will be developed on the Jalan Tembusu site, will have a break-even price of $2,120psf ppr, once the costs of land, building, financing of the land, professional fees, and marketing costs are taken into account.

Tanjong Katong Complex is set to close for refurbishment starting in the second half of 2023. In a news release, the Singapore Land Authority (SLA) announced the development would be closed for major refurbishment, with plans for an expansion of its floor space.
SLA said in planning the big refurbishment works, they incorporated community feedback, including suggestions for retaining the building. The revamping works, expected to take around three years, will bring in a roof area for restaurants and more room for community programs at the iconic Tanjong Katong Complex.
SLA said in addition to the increased food and beverage offerings, the compound will also have extra space for social activism and placemaking activities. This is part of the push to bring vibrancy and attract footfall into the neighbourhood, turning it into a culturally distinct precinct. The New Tanjong Katong Complex is expected to add vibrancy to the area and strengthen the identity as a distinctly cultural belt for everyone.
Rounding out the selection of shopping malls are Parkway Parade, Roxy Square, and Katong Plaza, each of which has its own heritage, having been around the local scene for decades throughout the years that Singapore has been growing.
