A new chapter in Singapore\u2019s urban development is unfolding at Marina South, an emerging waterfront district that merges modern conveniences, sustainable design, and community-centric planning. Guided by its Marina South Urban Design Guide, URA aims to create a walkable district where amenities, green spaces, and community facilities are within a 10-minute radius.<\/p>\n \u201cMarina South is set to become a self-contained neighbourhood that is highly accessible and convenient,\u201d said Mr Ismail Gafoor, CEO of PropNex.<\/p>\n<\/blockquote>\n Beyond accessibility, developers are encouraged to introduce multigenerational public spaces that support stronger family units, better eldercare, and community bonding.<\/p>\n Marina South is envisioned as a “10-minute neighbourhood”, featuring:<\/p>\n Pedestrian-first streets<\/p>\n<\/li>\n A car-lite transport network with cycling infrastructure<\/p>\n<\/li>\n An underground link between Gardens by the Bay MRT and the future Marina South MRT<\/p>\n<\/li>\n A landscaped elevated bridge connecting Marina Coastal Park to Gardens by the Bay<\/p>\n<\/li>\n<\/ul>\n \u201cThis is a rare opportunity to design a truly walkable town from scratch,\u201d said Mr Gafoor.<\/p>\n<\/blockquote>\n Mr Marcus Chu, CEO of ERA Singapore, added:<\/p>\n \u201cThe 10-minute city model, similar to the global 15-minute city concept, aligns with growing climate awareness and demand for sustainable lifestyles.\u201d<\/p>\n<\/blockquote>\n From day one, Marina South is being built as an eco-district. Developers must meet BCA Green Mark Platinum Super Low Energy standards and integrate:<\/p>\n Pneumatic waste systems for odour-free disposal<\/p>\n<\/li>\n Centralised cooling and energy monitoring systems<\/p>\n<\/li>\n Green roofs and courtyards to reduce urban heat<\/p>\n<\/li>\n Rain gardens and retention ponds for stormwater management<\/p>\n<\/li>\n<\/ul>\n URA also requires landscape replacement\u2014developers must green their sites using native plant species to enhance biodiversity.<\/p>\n One Marina Gardens<\/a>, developed by Kingsford Group, leads the way as the first private residential development in Marina South. The 937-unit project offers a mix of one- to four-bedroom apartments<\/a>, along with retail and F&B outlets and a childcare centre.<\/p>\n Prices start from<\/a>:<\/p>\n S$1.16 million for a 1-bedder<\/p>\n<\/li>\n S$1.8 million for a 2-bedder<\/p>\n<\/li>\n S$2.45 million for a 3-bedder<\/p>\n<\/li>\n S$4.45 million for a 4-bedder<\/p>\n<\/li>\n<\/ul>\n \u201cThis is a rare district in Singapore that integrates all aspects of living,\u201d said Mr Cui Zhengfeng, Chairman of Kingsford Group.<\/p>\n<\/blockquote>\n The development\u2019s Sky Gardens offer panoramic views of the city skyline\u2014reminiscent of Marina Bay Sands’ SkyPark. Thoughtfully placed playgrounds beside fitness zones promote intergenerational interaction and social cohesion.<\/p>\n Average launch prices<\/a> for One Marina Gardens<\/a> range between S$2,850 and S$2,900 psf.<\/p>\n \u201cWe\u2019ve significantly reduced our profit margins to keep pricing reasonable, without compromising on quality,\u201d said Mr Cui.<\/p>\n<\/blockquote>\n Despite the misconception that Marina South will mirror the commercial-heavy CBD, ERA\u2019s Marcus Chu clarified:<\/p>\n \u201cURA\u2019s vision for Marina South is different\u2014it\u2019s about creating a liveable, family-friendly neighbourhood, not just another financial district.\u201d<\/p>\n<\/blockquote>\n Marina South is expected to attract a broader range of residents, including multigenerational households, as Singapore\u2019s demographics evolve. Family-friendly amenities, green spaces, and healthcare access will make it more than just a residential enclave\u2014it will become a thriving, inclusive community.<\/p>\n \u201cAs the district matures, we believe it could offer a standard of living that surpasses District 10 or even District 1,\u201d said Mr Cui.<\/p>\n<\/blockquote>\n From an investment perspective, One Marina Gardens<\/a> offers compelling value.<\/p>\n \u201cAttractive entry prices<\/a>\u00a0coupled with strong rental demand give this project solid upside,\u201d noted Mr Chu of ERA.<\/p>\n<\/blockquote>\n The development also holds a strategic first-mover advantage.
